The Rookery

A contemporary three storey eco house being built in place of an existing single storey prefabricated building. We set the new house down into the ground to gain additional height and designed it with a series of terraces that will provide private outdoor space and views across the town and estuary. The terraces were specifically designed to maximise views over the town whilst simultaneously preventing occupants from being able to look down into the private garden or windows of the neighbouring houses.

Noteworthy features of the design are the large glazed windows and sliding doors and the semi-circular stair tower with glazed roof, which takes its inspiration from the tower to the adjacent fire station.

The completed house will include various renewable energy features to create a more sustainable building, including solar panels for hot water heating, underfloor heating run by a heat pump, a rainwater recycling system and a heat recovery ventilation system. Energy efficiency is improved with a highly insulated steel and timber frame structure and precast concrete beam and block floors at all levels. The floors provide thermal mass, storing heat to help keep the indoor temperature at a stable, comfortable level.

The lower ground floor also features a swimming pool for hydrotherapy use by the clients.

This project had two distinct parts - firstly to convert the loft of an existing bungalow with a pyramid roof, and secondly to demolish the existing garage and build a small annexe in its place.

Grade 2 House & Barns Refurbishment

The property is a detached Grade II Listed house which was originally constructed in c1710. This property stands on the site of an ancient Cluniac Priory. Little of the original building remains, although some early carved stones have been excavated by previous owners.
