Self Build Dwelling

With separate vehicular access to the rear of their property, the client wished to utilise part of their existing large garden area for a new detached property. This was also to be a "self-build" project by the client.

The orientation of the building maximises the sunlight available throughout the day in different parts of the house, i.e. morning sun into the kitchen/breakfast room and master bedroom, with evening sunlight in the open plan lounge/dining room.

The building is a dormer bungalow style on two levels with accommodation comprising three bedrooms (master bedroom with en-suite) and a family size bathroom on the upper level, while ground floor level comprises mainly of two large open plan areas, one for a kitchen/breakfast room and the other for a lounge/dining room. The ground floor also has an entrance hall with WC facilities.

The design also incorporates a detached garage finished in a similar style to the main building, which has a natural slate roof and white painted rendered walls, in keeping with the surrounding properties. Feature granite quoins and lintels have been incorporated in the main building to give definition to the property.

The "L" shaped design of the bungalow utilises the plot to its best advantage by offering amenity spaces in three distinct areas adjoining the building.

One point that needed careful consideration during the planning and construction stages was a Sycamore tree on the edge of the site which was subject to a Tree Preservation Order (TPO). This required additional details for the proposed method to be used for tree root protection on the scheme to be submitted and approved by the Planning department before work could be started.

The property is a detached Grade II Listed house which was originally constructed in c1710. This property stands on the site of an ancient Cluniac Priory. Little of the original building remains, although some early carved stones have been excavated by previous owners.
